1) What is ‘FSBO’?
FSBO is a commonly used acronym that stands for ‘For Sale By Owner’ and it is used to describe the process of marketing, buying, renting and selling of immovable properties directly. As opposed to listing a property with an estate agent, an FSBO offering is handled exclusively by the owner.
Many sellers who choose to sell via FSBO, do so to avoid paying a commission to an agent, typically 5% of the selling price of the property in many parts of the globe. Though selling a property FSBO means additional work to you, at the end of the day, selling privately you can save thousands.
Other benefits to listing a property FSBO include more flexibility and control. When selling your property yourself, you become the only point of contact for people interested in. You must hold your own open houses and viewings by appointment as well as negotiate the purchase terms on your own.

However, many customers hire an individual attorney of their trust to protect their interests throughout the dealing as he can act as an escrow agent for downpayments, evaluate any complicated offers from potential buyers/tenants and sign the papers. Search for a property:
In order to search for a property listed on Foytina.Com, use the ‘Search’ link at the top of the page or use the ‘Search Box’ on the left margin of the homepage for a quicker search.
On the ‘Search’ page select one of the nine Search Options dispayed at the top of the page to search for properties in our database. You may search for a property via various ways: By Owner, PID, Amenities, Map, Property Category/Type/Subtype etc. You can also do an Advanced Search where you enter more specific search criteria.
· ‘Simple Search’: Allows you to search for properties by Category/Type/Subtype, Price Range, Bedrooms, Baths, En-Suite Baths, Location, PID (Property ID), Property Name etc
· ‘Advanced Search’: Allows you to search for properties by Category/Type/Subtype, Price Range, Bedrooms, Baths, En-Suite Baths, Location, PID (Property ID), Property Name, Amenities etc
· ‘Search Vacation’: Allows you to search for properties allocated for vacation, also known as short term rentals or holiday properties. The search parameters depend on a certain period chosen and your budget.
· ‘Search Owner’: Allows you to search for a property of which the owner’s details are known to you.
· ‘PID Search’: Allows you to search for a property by its’ PID (Property Identity) or third party Reference Number.
· ‘Amenities Search’: Allows you to search for properties by one or multiple amenities
· ‘Map Search’: Allows you to search for properties visually by location on the Google map.
· ‘Search by Feature’: Allows you to search for properties by feature after choosing the Property’s Category, Ttype and Subtype.
· ‘Search Box’: Using the left search menu (Search Box), you can easily and quickly search for properties according to the purpose, category / type / subtype, location, baths, bedrooms, en-suite bedrooms, size and many othe features. The feauteres displayed are changed according to the purpose and property category/type/subtype you choose.
After you have selected your search parameters, press ‘Search’ and you will be given a list of properties that match your search criteria.
Sorting Search Result:
On the Search Results page, you can sort the properties by Property Type or in Ascending / Descending order depending on the Name, Price, PID, Location, Last Viewed and more! You can also display the search results by 10, 20, 30, 40 or 50 properties per page.
a) To sort the Search Results select an option from the ‘Order’ dropdown displayed at the top of the page, under the menu. Example: If you would like to sort by price, simply select ‘Price - ascending’.
b) You can also use the ‘Property type’ drop-down box to filter the displayed results. (Top of the page)

a) If you have lost your password click the ‘Forgot Password?’ link, then enter your username and the email address you used to register on Foytina.Com. Click ‘Submit’ to have your password sent to your email address.
b) If you do not remember which username you used when you created your account, click on the ‘Forgot Username?’ link, enter the email address you used to register and press ‘Submit’. Your username will be sent to your email address. (Top of the page)

b) On the search results page select the ‘Add to Favorites’ button. If you are not logged in, you will be prompted to login or create a new user account if do not have one. c) After you have logged-in (or created an account), click the ‘Add to Favorites’ button for the property you want to add. The property has been added to your Favourites.
d) If you want to view or modify your Favourite Properties then on the top menu select the ‘CPanel’ link and then click on ‘Favorites’.
e) The number of properties that can be added in your Favourites is unlimited. (Top of the page) 12) I am looking for a specific property. Can i get notified when such a property is added on Foytina.Com?
Foytina.Com offers you the ability to get notified when a property that matches your preferences and features is added on the website. To get email notifications follow the beneath steps:
1) On the homepage or the search results page, click on the ‘Property Matching’ button displayed on top of the left side search form (Search Box)
2) On the new page opened, complete and submit your property requirements (property location, property category / type, number of bedrooms etc)
3) New listing notifications will be automatically sent to your e-mail address as soon as such a property is added on the website. (Top of the page)
Steps to Add a Property on Foytina.Com:
1) Click on ‘Add Property’ at the top of the homepage.
2) You will be prompted to login (if you are not) or create a new user account.
3) If you are logged in then proceed with step number 6. If you need to create an account enter the appropriate informaiton in the fields used on the registration form and select the package you would like to purchase.
4) Click the ‘Terms and Conditions Agreement’ checkbox, then select the ‘Signup’ button. Your account will become active only after paying your subscription and your Login information will be emailed to you.
5) After you have logged-in select the ‘Add Property’ link displayed on the top menu.
6) A table with many features and five tabs on the top (Basic Information, Amenities, Extra Information, Additional Fields and Multimedia) will be then displayed. You are now ready to add your property. Start by entering all the information the tab ‘Basic Information’ has. Then move to the second, third, fourth and finally the fifth tab. Not all fields are mandatory to be filled in. Don’t worry if you don’t have all of the information you would like to list in your ad, you can edit your listing as many times as you would like at no additional charge.
7) Select the ‘Add Property’ button displayed on the bottom of the page (not in the first tab). The property has been added.
8) From the page/menu displayed, select the ‘Activate’ link.
9) Your listing is now active and viewable globally by potential buyers!
Foytina.Com is a ‘For Sale By Owner’ website and properties of all categories, types and subtypes can be added and managed. You can sell, rent (both short and long term rentals) and exchange land, buildings and businesses. Those are subdivided and classified into types and subtypes accordingly.
The classification of the properties we have developed covers the whole spectrum of properties. You can sell you property, you can rent your vacation seaside apartment to holiday makers, you can rent out your commercial show-room located in the centre of the city, rent your restaurant and sell the goodwill, list and manage your hotel rooms and much more.
When you are adding a property, you must firstly choose the purpose (Sale, Rental, Exchange, Roommates) and then the category, type and subtype that best describes it. Upon having entered the rest of the features of the property click on the ‘Add Property’ button on the bottom of the page and your property will be visible online immediately. Visitors can then find you property by searching for all listings in your area or by searching for a specific property. (Top of the page)
The cost to advertise on Foytina.Com varies depending on the Account Type and the Advertising Package that you want to register for (Click on SIGNUP to register). There are six different Account Types. Those are:

The registration is FREE for all Account Types except for OWNERS. Each Account Type has its own features and rights which you can see here. The Advertising Packages we have developed are all based on an annual basis charge. That means that upon subscribing with Foytina.Com you will be automatically credit your visa card the respective amount of the Advertising Package you have chosen for a whole calendar year period. Bear in mind that your listing will remail visible on Foytina.Com search results for one year time, even if the property is sold or rented out, unless you deactivate it. (Top of the page)
We encourage all of our customers to make their payments online using their credit card because it is the most safe and efficient method. The property details are saved only if the ‘Add Property’ button is selected at the bottom of the page when adding a property. In case you did not do so, then you will have to start over again.

Yes! Even if an advertisement is never activated it remains in our database. In order to activate it, simply login to your account and click the ‘All Properties’ link on the top menu. On this page select the ‘Activate’ link displayed next to the deactivated property (on the right side). You can also activate several properties at the same time by selecting the checkbox next to the deactivated properties and then click the ‘Activate’ button at the bottom of the page. There are several reasons that you may have received an error message. Please read below for information about the most common error messages and how to resolve the issue or you may contact us on info@foytina.com for further assistance. ‘Page Expired’ or ‘Page Not Found’: These messages generally occur when your internet service was disconnected during the ad creation process or if you clicked your browser’s back button and your browser had not stored the page. You should check to make sure that your computer is connected to the internet before proceeding. You can edit your property’s details whenever you like and as often as you need to. To edit your advertisement, follow the steps below:
1) Visit Foytina.Com.
2) Log in to your Foytina.Com Account using the ‘Login’ link displayed on the left top corner of the homepage.
3) On your account select the ‘All Properties’ link on the top menu.
4) Click on the ‘Edit Property’ link displayed on the right side of the property.
5) On the new page opened, select the ‘Modify’ button –
6) In the page now displayed make the changes you like -this is the page where the property details are defined.
7) Click on the ‘Modify Property’ button displayed on the bottom of the page to have your changes saved.

To delete your advertisement:
1) Visit Foytina.Com.
2) Log in to your Foytina.Com Account using the ‘Login’ link displayed on the left top corner of the homepage
3) On your account select the ‘All Properties’ link on the top menu
4) Select the checkbox next to the property to delete, then click the ‘Delete’ button displayed at the bottom of the page.
5) On the confirmation popup select the ‘OK’ button.
6) You will receive an on-screen cancellation confirmation that your advertisement was deleted
To deactivate your advertisement:
1) Visit Foytina.Com.
2) Log in to your Foytina.Com Account using the ‘Login’ link displayed on the left top corner of the homepage.
3) On your account select the ‘All Properties’ link on the top menu.
4) Select the checkbox next to the property to deactivate, then click the ‘Deactivate’ button displayed at the bottom of the page.
5) On the confirmation popup select the ‘OK’ button
6) Your property is now marked with a red dot on the ‘All Properties’ page, indicating that the property is not active and it is not displayed in the search result of users. You can activate your property again by following the same process and choosing ‘Activate’. (Top of the page)
Yes, you can. We keep your information in our database for up to 12 months. If you wish to deactivate your ad, you simply have to click on the ‘Deactivate’ link displayed next to the property in the ‘All Properties’ page. Your property will not be then displayed on the Search Results of Foytina.Com.
When you are ready to reactivate your listing, simply login and click Activate. If you are unable to login please check your email address or username and password if they are entered correctly orcontact us on info@foytina.com. If your listing remaines deactivated for more than 6 months, please allow 7 days to retrieve your information and reactivate your listing. We are sorry but listings that are left inactive for more than 12 months in our database are removed from our system and cannot be reactivated. (Top of the page)
To change your property’s spot on the map, follow the beneath steps:
1) Login to your Foytina.Com account.
2) Select the ‘All Properties’ link on the top menu.
3) Select the property that you want to modify.
4) In the page opened select the ‘Map Information’ link. Here are defined the property coordinates.
5) After making the changes please make sure you select the ‘Update’ button displayed at the bottom of the page.
In rare circumstances the map may have your property mapped incorrectly or may not have it mapped at all. Unfortunately, we are not able to change these maps since we do not own or control the sites that created them. We apologize for any inconvenience this may cause. (Top of the page)
If you are logged in your account, follow the simple steps below:
1) Visit Foytina.Com
2) Log in to your Foytina.Com Account using the ‘Login’ link displayed on the left top corner of the homepage.
3) On your account, select the ‘All Properties’ link from the top menu.
4) Add the property name on the ‘Search for’ textbox and click the ‘Go’ button.
5) The system will display all the properties for which the name includes the name you have typed.
If you are not logged in your account, follow the simple steps below:
1) Visit Foytina.Com
2) Select the ‘PID Search’ link from the ‘Seach Box’ (left search form).
3) In the new page displayed, enter the property’s PID or Reference No and press ‘Search’.
4) Alternatively, on the same page (PID search) select the ‘Simple Search’ link displayed on the search menu at the top of the page.
5) Enter the ‘Property's Name’ at the textbox displayed on the bottom of the page and press ‘Search’.
6) All the properties for which the name includes the name you have typed will be displayed. (Top of the page)
Using your Foytina.Com account, you can email your property’s details to various receivers. You can also link your property with your own website so as to enhance your property’s traffic. Foytina.Com is also working in developing a various online networks in order to maximise the traffic and the exposure of your properties. (Top of the page)
7) Help! I don’t have an Email account and I cannot register on Foytina.Com. Hotmail.Com, Google.Com, Yahoo.Com etc are of the world’s most popular free email account providers. Create an email account on any of those sites and then use it to register with Foytina.Com. It’s easy! (Top of the page)
To find out how many people have viewed your property, login to your account using the ‘Login’ link displayed on the left top corner on the homepage. Then select the ‘All Propertiesp link on the top menu. Select the ‘Edit Property’ link next to the property. In the page opened, check for the field ‘Counter’ (displayed on top of the property’s description). ‘Counter’ shows you how many times your listing has been viewed.
You can reply to an email through your personal email account, by using the reply function in your email program or by typing the email address of the sender directly into the recipient line when composing a new email message. Remember, your email address remains hidden from inquiring potential buyers and tenants until you respond to them through your personal mail account. (Top of the page)
At Foytina.Com, we make every effort to ensure that our database of properties is as up to date as possible. People interested in buying, renting or exchanging properties via Foytina.Com expect our property listings to be accurate and fresh. For this reason, all listings have an expiration date.
In order to have your account extended, please follow the beneath steps:
1) Log in to your Foytina.Com account and click on ‘Settings’ link on the top menu.
2) In the page opened, select the ‘Pay Subscription’ link.
3) Follow the instruction.
If your listing reaches the expiration date, we will send out a courtesy e-mail to ask if your property is still available. If we don’t get an e-mail back from you then your listing will be deactivated until you request to have it reactivated.
To reactivate your listing, simply login to your Foytina.Com account and click Activate. If you are unable to login and activate your listing please contact us on info@foytina.com. If your listing has been deactivated for more than 6 months, please allow 7 days to retrieve your information and reactivate your listing. We are sorry but listings that are left inactive for more than 12 months are purged from our system and cannot be reactivated. (Top of the page)

A Featured Property is more exposed as it is displayed on the top of Foytina.Com homepage with another two. A Featured Property is also displayed at the top of the search results page and includes properties that are similar to the search criteria entered. In either case, each Featured Property is rotated in the spot with the rest Featured Properties. (Top of the page)

All Advertising Packages come with the ability to post unlimited colour photographs. You will have the option to upload photos after you have paid for your package. We highly recommend you to post photos of the property as listings with photos get up to 80% more traffic than those without!
Photo Requirements
Photos should be:
· 1 MB (megabyte) or less in size
· In one of the following file formats: .jpg and .jpeg
· Horizontally (wide or landscape) orientated photos will give the best results
· Vertically (tall or portrait) orientated photos may be uploaded but are not recommended
Caution: Photos will be automatically resized to 1024 x 768 pixels size regardless the original size and to the .png format for mamimum upload speed when browsing.
Photo Upload Instructions
If you are setting up a new listing, simply follow the instructions below:
1) Login to your Foytina.Com account
2) Click the ‘Add property’ link on the top menu
3) On the add property form select the ‘Multimedia’ tab
4) Click the first Browse button - this will be your Main Photo. A small window will appear allowing you to ‘browse’ through the files on your computer and locate the image file you would like to upload. If you don’t know where you have saved your photos then it may be hard for you to find them. We recommend saving them on your Desktop before you begin the upload process.
5) When you find the photo that you would like to use, double click on it. This will cause the browsing window to disappear. There should now be text in the box right next to the Browse button, this text is the file path for the image you have selected.
6) Click the ‘+’ symbol next to the categories displayed under the main image’s field. For each category you have the possibility to upload a certain number of images.
7) Repeat steps 4-5 for each photo you would like to upload.
8) The images have now been selected and will be uploaded once the ‘Add property’ button is selected.
9) Before selecting the ‘Add property’ button you have to make sure that you have also added the other details/information of the property (name, type, location, size, features etc).
If you already have a property listed, then follow the next steps:
1) Login to your Foytina.Com account
2) Click the ‘All properties’ link on the top menu
3) Select the property for which the images should be modified
4) Click the ‘Multimedia’ link on the left side of the page
5) On the new page opened, select the ‘Add image(s)’ link on the multimedia page menu
6) Select the category to which the images should be uploaded by selecting an option from the ‘Select pictures category’ dropdown list.
7) Click the first ‘Browse’ button. A small window will appear allowing you to ‘browse’ through the files on your computer and locate the image file you would like to upload. If you don’t know where you have saved your photos then it may be hard for you to find them. We recommend saving them on your Desktop before you begin the upload process.

11) Click ‘Add’ at the bottom of the page to upload your photos. The upload can take several minutes, especially if you are on a dial-up connection. If you receive an error message during the upload process please check the Photo Requirements above and make sure that your photos are in one of the allowed file formats as well that their size does not exceed the permitted one. To change the order of your listing photos, you need to delete all photos and then re-upload them in the order you want them to appear.
To delete a photo:
1) Login to your Foytina.Com account
2) Click the ‘All properties’ link on the top menu
3) Select the property for which the images should be modified
4) Click the ‘Multimedia’ link on the left side of the page
5) On the new page opened select the ‘Delete Image(s)’ link on the multimedia page menu
6) Select the checkbox next to the images you want to delete
7) Click the ‘Delete’ button
8) The chosen images have been permanently deleted.
To change the order of the photos:
1) Login to your Foytina.Com account
2) Click the ‘All properties’ link on the top menu
3) Select the property for which the images should be modified
4) Click the ‘Multimedia’ link on the left side of the page
5) On the new page opened select the ‘Modify Image(s)’ link on the multimedia page menu
6) Select the radio button next to the images to modify and click the ‘Modify Image(s)’ button
7) Add the new order number in the ‘Picture order’ field and click the ‘Modify’ button. You can also move the photo to a certain category.

Your Main Photo is the most important of all of your photos and may even be the most important part of your advertising! This photo will be the very first photo on your listing and your flyer and will be used for the ‘Featured Property’ advertisement if purchased.
Make sure to use a photo that makes potential buyers want to see more. When selecting a photo to use as your main photo, it is best to use a picture of the front of the property. Pick a photo that shows off the landscaping and other ‘curb-side’ selling points. Most people will be drawn in by an ‘inviting’ photo; one that is taken during the daytime and looks like a nice, clean place.
If you are selling Vacation Property or Land, you may want to choose a photo that shows off the property’s main feature, such as an ocean or lake view from the property. The goal is to entice potential buyers and tenants to read more about your property and click through your additional photos. (Top of the page)
Most internet browsers store previously viewed web pages on your computer in order to allow faster browsing when you view the same page at a later time. For this reason, your photos may not seem to have changed on the Upload Photos page or on your property advertisement (your browser is pulling the old image from your browser’s ‘cache’ file).
If you have just uploaded new photos to your advertisement and they don't appear when you view the property or view the pictures on the Upload Photos page, click the Refresh button in the toolbar of your browser. If the problem does not correct, hold the Ctrl key and press F5 on your keyboard, which will force your browser to download a new version of the page. You will now see the new photos. If the page did not refresh then the process was not completed. (Top of the page)
Foytina.Com offers you the Virtual Tour feature. Follow the steps below to upload the photos you will use to generate your property’s Virtual Tour.
Virtual Tour Generate Instructions
1) Login to your Foytina.Com account
2) Click the ‘All properties’ link on the top menu
3) Select the property for which the Virtual Tour will be generated
4) On the new page select the ‘Generate Virtual Tour’ link
5) Click on the template you would like to use for the virtual tour
6) On the page opened, click the first ‘Replace’ button. A small window will appear that will allow you to ‘browse’ through the images uploaded for this property. Notice: The pictures used for generating the Virtual Tour will be displayed according to the order you have chosen them.
7) Select the radio button for the images to use and click the ‘Replace’ button under the images
8) If you want to upload a new image on the opened window click the ‘Browse’ button. This will allow you to ‘browse’ through the files on your computer and locate the image file you would like to upload. If you don’t know where you have saved your photos then it may be hard for you to find them. We recommend saving them on your Desktop before you begin the upload process.
9) When you find the photo that you would like to post, double click on it. This will cause the browsing window to disappear. There should now be text in the box right next to the Browse button, this text is the file path for the image you have selected.
10) Now select the ‘Upload’ button
11) The image has been uploaded. Repeat step 7
12) Add the text to be displayed on this image on the fields L1, L2, L3
13) Repeat steps 6 - 12 for each photo you would like to upload.
14) After uploading all the images and adding the description text, select the ‘Generate’ button
15) The property’s Virtual Tour has been generated

You can help protect your account against scams by being cautious in giving out your own personal information such as first name, last name, business name, email address, password, financial information (credit card, bank account number, PIN), social security number, and driver's license number. Also, please remeber to:
a) Never Click on Hyperlinks within emails
If you are unsure of the source of the email, you should not click on hyperlinks within emails that are apparently from a legitimate company. Instead, directly type in the URL in the Internet browser address bar, or call the company on a contact number previously verified or known to be genuine.
b) Use Anti-SPAM Filter Software
Why? Some studies have shown around 85% of all email sent is SPAM, with a majority fraudulent. This can be costly and time consuming to end users who receive them. Effective SPAM filters can reduce the number of fraudulent and malicious emails consumers are exposed to.
c) Use Anti-Virus Software
Why? To protect against Trojan and worm attacks, anti-virus software can detect and delete virus files before they can attack a computer. It is important to keep all anti-virus software up to date with vendor updates. Viruses can search your computer for personally sensitive information and pass this information to fraudsters.
d) Use a Personal Firewall
Why? Firewall's can monitor both incoming and outgoing Internet traffic from a computer. This can protect the computer from being hacked into, and a virus being planted, and can also block unauthorized programs from accessing the Internet, such as Trojans, worms and spyware.
e) Keep Software Updated (Operating Systems & Browsers)
Why? Fraudsters and malicious computer hackers are continually finding vulnerabilities in software operating systems and Internet Browsers. Software vendors are constantly updating their software to fix these vulnerabilities and protect consumers. Always ensure operating and browser software is kept up to date using legitimate upgrades and patches issued by the software vendor. Visit your operating system vendors’ website for update information, and subscribe to any automatic updating service.
f) Always look for ‘https’ and a padlock on a site that requests personal information

g) Keep your Computer clean from Spyware
Why? Spyware & Adware are files that can be installed on your computer, even if you don't want them, without you knowing they are there! They allow companies to monitor your Internet browsing patterns, see what you purchase and even allow companies to inundate you with those annoying ‘pop up’ ads! If you have downloaded some music, files or documents and suddenly started getting annoying ads popping up on your screen, you could definitely be infected with SpyWare and/or AdWare!
h) Educate Yourself on Fraudulent Activity on the Internet
Why? Internet Fraud methods are evolving at a rapid rate. Consumers need to be aware they are vulnerable as fraudsters are persuasive and convincing; many victims thought they were too smart to be scammed. Consumers should educate themselves on Internet Fraud, the trends and continual changes in fraudulent methods used.
i) Check Your Credit Report Immediately.
Why? If you have responded to a fraudulent email, you may be at risk of identity theft.
