Fixed Amount Listing

 

What is Fixed Amount Listing ?

Fixed Amount Listing, is a listing option Foytina has developed to allow owners to receive a pre-agreed amount of money after the agent's rates gets deducted upon a successful sale of their property. 

 

How much it cost ?

There is no straight forward answer as you actually preagree to receive a fixed amount, then settle any other liabilities.  Let's say that you get your property listed for an advertising price of 150.000 euros! In a commission based listing, if the deal price is 130.000 Euros and the agreed percentage of commission is 5%, then you shall pay to the agent the sum of 6.500 Euros, meaning that you shall end with 123.500 Euros, yet you have to pay for any other liabilities.

If you however list your property as a 'Fixed Amount Listing', this denotes that you and Foytina preagree that you shall receive a fixed amount.  For instance, if you pre-agree to receive 130.000 Euros, and the agent deals your property for 140.000 Euros, then the commission rate payable to the agent is 10.000 Euros. 

 

How does it work & who does the listing ?

When getting the property listed, owner actually agrees for a fixed amount to be paid to him -then sort any other liabilities- and at the same time he agrees that the agent's commission rate shall be any difference reached over the preagreed receivable by him amount. 

Listing actions will be taken by Foytina.  Listing actions are defined as the actions taken for collecting description and photos of the property, before the promotion of it begins. Such actions include visits to the property, capture of pictures, development of description, list of features checking, collection of documents related to the property and the owners.  The uploading of all of that material on the website www.foytina.com is done by Foytina employees. 

 

What about the requests? 

Any requests by prospective clients shall be managed  by Foytina.  A property will be considered as being fully available from the listing date onward or any other agreed date; any changes affecting its' availability, must be communicated to Foytina timely.  Any offers made towards a property shall be communicated to the owner for decision making before Foytina takes any other actions.

 

General Listing Notes

 

1)  VAT to be added to the above percentages

2)  'Self-Listed' means that owner must email to Foytina all material required for the listing

3)  'With Title Deeds' means that the ownership's certificate must reflect reality & permits issued

4)  Plans other than the above might apply for owners with many properties

5)  Plans apply for listings all-over Cyprus and for any property type.

6)  In case a deal is reached without written listing mandate, Foytina shall be entitled of 5% & VAT

7)  Termination Notice of 30 days is required for unlisting/deactivation

8)  Foytina reserves the right to ask owners to serve Foytina with any listing material required

9)  Foytina reserves the right to choose which properties to list

10)  Above plans might change without notice; the signed listing mandate terms shall prevail

11)  For a property that has its' title deeds issued after being listed, it can still benefit the discount.

 

What information is needed ?

(Please note that the beneath information can be served to Foytina by your lawyer/architect)

 

1) Full names and contact details of owners, their lawyer & the keyholder/caretaker

2) Copy of owners Passports or IDs

3) The address of the property plus a copy of any utility bill proofing the property's address

4) Copy of property's title deeds. If  not available, then copy of Contract of Purchase with land registry's submission stamp plus title deeds & cadastral map of previous status of land & distribution diagram.

5) A general layout of the project -if property is part of a project/estate- and architectural plans

6) Photographs of the property and the view it enjoys

7) Duly filled and signed listing mandate addressed to Foytina Real Estate Agency
